(Image: Marnell Companies)<\/figcaption><\/figure>\n<p>The Rhode Island-based casino company says it will transform its 26 acres of the 35-acre site into an entertainment district featuring a Bally\u2019s casino, two hotel towers and a theater, plus retail, dining and other entertainment. The $2 billion, 33,000-capacity A\u2019s ballpark will occupy the remaining 9 acres on the southeast corner of the property.<\/p>\n<p>Bally\u2019s said development is slated to begin in 2026, with some elements open in time for the first pitch of the 2028 MLB season &#8212; by which time the A\u2019s claim they will occupy their new home. No estimate of the casino resort&#8217;s cost was provided.<\/p>\n<p>\u201cBally\u2019s Las Vegas represents a once-in-a-generation opportunity to redefine the heart of the Strip,\u201d Bally\u2019s chair Soo Kim said in a statement.<\/p>\n<h2>What&#8217;s Being Proposed&#8230;<\/h2>\n<ul>\n<li>a 56,000 square-foot casino floor with 1,500 slot machines, 75 table games and a separate 16,500 square-foot sportsbook<\/li>\n<li>two hotel towers, one with 1,800 rooms and the other with 1,200<\/li>\n<li>a three-level, 216,000 square-foot theater with 2,500 seats<\/li>\n<li>500,000 square feet of retail, dining and entertainment<\/li>\n<li>an eight-level parking garage with 2,500 spaces and connections to the stadium, in addition to 2,500 parking spaces elsewhere on site<\/li>\n<\/ul>\n<figure id=\"attachment_363789\" aria-describedby=\"caption-attachment-363789\" data-style=\"width: 858px\" class=\"wp-caption alignright\"><img loading=\"lazy\" class=\"size-post-thumbnail-858xAUTO wp-image-363789 lazyload\" src=\"data:image\/gif;base64,R0lGODlhAQABAAAAACH5BAEKAAEALAAAAAABAAEAAAICTAEAOw==\" alt=\"\" width=\"858\" height=\"751\" data-src=\"http:\/\/www.chuckwardrealestate.com\/wp-content\/uploads\/2025\/09\/first-rendering-858x751-1.jpg\"><figcaption>The first rendering of the Bally&#8217;s project, submitted to Clark County last October, was strikingly lacking in detail. (Image: Clark County)<\/figcaption><\/figure>\n<p>Bally\u2019s said the complex will rise above street level, with a central hub accessible via escalators, elevators and pre-existing pedestrian walkways from the Excalibur and MGM Grand. A 9-acre plaza will serve as ballpark\u2019s entryway, and a 14,800 square-foot Vegas loop station will eventually open on site.<\/p>\n<p>Designing the project is Marnell Architecture, which also helped design the Mirage, Bellagio and Wynn and Encore. (The company\u2019s president, Tony A. Marnell II, is the \u201cM\u201d in M Resort, which he designed and developed.) Real estate services firm JLL will lease the retail and dining space.<\/p>\n<p>\u201cWith world-class partners like JLL and Marnell, and with the arrival of Major League Baseball, we are not just building an integrated resort, we are creating a landmark destination that unites sports, entertainment, dining and hospitality on a scale only Las Vegas can deliver,\u201d Kim said.<\/p>\n<p>The land is owned by Gaming and Leisure Properties (GLP), which leased it to Bally\u2019s for $10.5 million annually.
